To confirm the booking, we require an initial payment of 25% of the total holiday cost and a completed Booking Form (you can click here to download a PDF version of the Booking Form, or ask us to send you one).
Once we receive your Booking Form and deposit we will confirm your holiday dates in writing.
The remainder of the holiday cost and a security deposit of £100 are due 6 weeks prior to your arrival date. Please send the security deposit as a separate cheque and it will be returned to you upon confirmation from our agents that everything at the house is in order after your holiday.

Terms & conditions
1. The property known as Les Chataigniers ('the Property') is offered for holiday rental, subject to confirmation by Kathleen and Kevin Ball ('the Owner') to the renter ('the Client').
2. To reserve the Property, the Client should complete and sign the Booking Form and return it together with payment of the initial non-refundable deposit, which is 25% of the total rent due. Upon receipt of the Booking Form and deposit, the Owner will provide the Client with a confirmation invoice. This constitutes the formal acceptance of the booking; until such time as the Owner has issued a confirmation invoice, no contract shall exist.
3. The balance of the rent, together with the security deposit (see para 4), is payable not less than six weeks before the start of the rental period. If the payment is not received by the due date, the Owner reserves the right to give written notice cancelling the reservation. The Client will remain liable to pay the balance of the rent unless the Owner is able to re-let the Property, whereupon para 5 of these booking conditions will apply. Reservations made within six weeks of the start of the rental period require full payment at the time of booking.
4. A security deposit of £100 per rental period is required, in the form of a separate cheque, in case of any significant damage to the Property or its contents. However, this reserved sum shall not limit the Client's liability to the Owner. The Owner will account to the Client for the security deposit and refund the balance due within two weeks of the end of the rental period. Small breakages (crockery, glassware etc) are best replaced during the rental period.
5. Subject to paras 2 and 3 above, if the Owner is able to re-let the Property in the event of a cancellation, a refund of the monies paid by the Client will be made. Any expenses or losses incurred in the re-letting process will be deducted from the refundable amount. The Client is strongly recommended to obtain a comprehensive travel insurance policy (including cancellation cover) and to have full cover for their party's personal belongings, public liability etc, none of which are covered by the Owner's insurance.
6. The rental period shall commence at 4pm on the first day and finish at 10am on the last day. The Owner shall not be obliged to offer the accommodation before the time stated and the Client shall not be entitled to remain in the Property after the time stated. Any request to change this arrangement should be made in writing. Approval or refusal will be made in writing and will be dependent upon the previous/next Clients' arrangements. Prompt arrival at the appointed time is expected and the Client is to notify the Owner's representative if delays experienced on the outward journey make a late arrival likely.
7. The maximum capacity of the Property is 8 adults/children plus a baby. It is the Client's responsibility to advise the Owner of the number and details of the persons in the party. It should be noted that the Property is not gated and pets, if accompanying the Client's party, must be kept under proper control and cause no nuisance to neighbours.
8. Electricity and gas are included within the price.
9. The Client agrees to be a considerate tenant and to take good care of the Property, leaving it in a clean and tidy condition at the end of the rental period. If the Client is dissatisfied with the cleanliness of the Property upon arrival, the Owner's representative must be informed immediately. Although a final clean is included in our prices, the Owner reserves the right to retain sufficient of the security deposit to cover additional cleaning costs if the Client leaves the Property in an unacceptable condition. The Client also agrees not to act in a manner that would cause a disturbance to those persons resident in neighbouring properties.
10. In the event of serious misuse, abuse or damage of the Property or its contents, the Owner reserves the right to remove the Client's party from the Property without notice and without compensation.
11. The Client shall, without delay, report to the Owner's representative any defects in the Property, or breakdown of equipment or appliances in the Property or garden. The Owner will make arrangements for repair and/or replacement to be made as soon as possible. The Owner accepts no liability for any claims not dealt with in accordance with these terms and, in particular, where the Owner is not given an opportunity to rectify the problem that this procedure is intended to allow.
12. The Owner shall not be liable to the Client:
a) For any temporary defect or stoppage in the supply of public services, neither to the Property nor in respect of any equipment or appliances in the Property or garden.
b) For any loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes or other matters beyond the control of the Owner.
c) For any loss, damage or inconvenience caused to or suffered by the Client if the Property shall be destroyed or substantially damaged before the start of the rental period. In any such event the Owner shall, within seven days of notification to the Client, refund to the Client all sums previously paid in respect of the rental period.
13. Under no circumstances shall the Owner's liability to the Client exceed the amount paid to the Owner for the rental period.
This contract shall be governed by English law in every particular, including formation and interpretation and shall be deemed to have been made in England. Any proceedings arising out of or in connection with this contract may be brought in any court of competent jurisdiction in England.
